You’ve been considering a replacement door wall (replacement patio door) (replacement sliding glass door.) When should you do it? They are not a $5 job; they cost thousands. So you wait and wait and wait and put up with the cloudy glass or the hard opening. You may not want to wait too long.
We recently replaced a patio door near Frankfort in a home that was built in 1993. It was hard to open and the owner knew something was wrong. After years of waiting, they finally made the decision and gave us a call. During the replacement process we discovered water had been leaking under door (the builder did not flash the sliding glass door where the deck butted up to the door.) It turns out the sub floor, the floor joists and the rim joist were rotting. We repaired it for the home owner but it did cost an additional $900.
So the moral to the story is rot does not go away, it only gets worse and more expensive to fix. Also, the new door wall is more energy efficient so you will also save on your heating and cooling bills.
